Villa Habsburg
Today’s Hotel Agava began as Villa Habsburg, built in 1896 for Rudolf Köck, founder of the Kranj building society in Ljubljana. Conceived as a private residence, the villa embodied the elegance and stature of its original owner.

Lederer Guest house
The property was later acquired by esteemed hotelier Josef Lederer, who transformed it into the luxurious Lederer guest house—part of his growing hotel portfolio. With an eye for detail and hospitality, he welcomed guests into a space defined by comfort and character.

Archduke Ludwig Salvator of Austria
Among its admirers was Archduke Ludwig Salvator of Austria (1847–1915) — scientist, travel writer, visionary, and artist — who frequented Opatija in the late 19th and early 20th centuries. He bestowed upon the villa his highest personal distinction, recognising its grace and enduring beauty.
